Southside Regional Medical Center engaged Rendina Companies to
develop this 3-story, 45,000 gross square foot physician office
building that will become a distinctive landmark on the hospital
campus and enhance the quality of healthcare for the Tri-Cities
area. The building will be designed to maximize the efficiency
of custom-designed medical office suites and includes convenient
and ample parking for patients and tenants.
The facility’s
unique Equity Participation Program, which affords physicians a
piece of ownership in the entire building with no cash buy-in,
is an additional benefit. Unlike a traditional lease program
where the developer keeps 100% of the rental income and equity
in the project, the physicians in the Southside Regional Medical
Arts Pavilion will own a significant portion of the building.
The rental rate is effectively reduced for physician-tenants
through the receipt of quarterly cash flows. Owner-tenants also
partake in the accumulation
of the building’s equity allowing physicians to receive their
proceeds from this equity upon the sale of the building. Over $250
million have been distributed to owner-tenants in our buildings
around the country through the implementation of this program.
